Unique Seller Situations (FAQs)
Not every facility is picture-perfect before it sells — and not every owner fits the typical seller profile. Here's how we approach the situations that make other buyers hesitate or walk away. Why Sell To Us
I'm retiring — what are my options for selling my self-storage business?
Retiring owner-operators typically have three paths: sell to a broker-listed buyer, approach a REIT or large operator, or sell directly to a private buyer. A direct sale often means less friction, no listing fees, and a faster close — which matters when you're ready to transition on your own terms.
What if my self-storage facility needs repairs or improvements before I sell?
You don't have to fix it up before selling to us. We buy facilities in as-is condition and price accordingly. Spending money on capital improvements before a sale rarely translates to dollar-for-dollar value increases. We'd rather factor in realistic costs ourselves.
Can I sell a self-storage facility that's not profitable yet?
Yes. We look at market potential and operational fundamentals, not just current income. If your facility has a strong location, reasonable physical condition, and a market with demand drivers, we may still have serious interest — even if the numbers aren't optimized today.
What markets do you buy self-storage facilities in?
We focus on tertiary markets across Colorado, Arizona, Nevada, Idaho, and Utah. These are typically smaller cities and towns — not major metros — where we see strong population fundamentals and less institutional competition. If your facility is in one of these states, reach out even if your town is small.
